Estimates and pricing

Estimates are free and are based on the information and access available at the time. Prices are quoted in US dollars and are valid for 30 days unless stated otherwise. If conditions we could not see at the estimate stage change the scope — hidden damage, dry rot, code issues, materials no longer stocked — we will stop, explain the change and get your approval before continuing. Materials may be billed at cost plus handling.

Scheduling and access

You agree to provide safe, reasonable access to the work area, including parking, power and water where needed, and to secure pets. Appointment windows are estimates; weather, permits and earlier jobs can shift a window, and we will tell you as soon as we know. Please give us at least 24 hours' notice to cancel or reschedule so we can offer the slot to someone else.

Payment

Payment is due on completion unless we agree otherwise in writing. Larger jobs may require a deposit toward materials. Accepted payment methods are confirmed at booking. Unpaid balances may be subject to reasonable late fees and collection costs.

2-month labor guarantee

Repair and installation work carries a 2-month guarantee on our labor from the date of completion. If our workmanship fails within that period, we return and correct it at no charge for labor.

The guarantee does not cover: manufacturer defects in materials or fixtures (those carry their own warranties), normal wear and tear, damage from weather, pests, misuse or work performed by others, pre-existing conditions we disclosed, or seasonal holiday lighting installation. Any repairs or modifications made by another party void the guarantee for that work.

Holiday lighting

Holiday lighting is a seasonal service. Install slots are booked in order and are subject to availability. Promotional discounts, including 10% off installs booked by November 15, apply to labor on new bookings for the current season and cannot be combined with other offers. Takedown is scheduled in January; stored customer-owned materials are held at your risk. We do not install on surfaces or structures we judge unsafe, and we may decline or modify a design for safety reasons.

Scope of services

We perform handyman, carpentry, deck, fence, gutter, railing, interior repair and holiday lighting work. Work requiring a licensed specialty trade or a permit beyond our scope will be identified and referred. Nothing on this website is a guarantee that a specific job can be performed at a specific price or date until we confirm it with you.

Photos of completed work

We may photograph completed work for our portfolio and social media. Photos never include addresses or identifying details. Tell us before or during the job if you'd prefer we don't, and we won't.

The text, images, logo and design of this site belong to Total Keep Maintenance and may not be copied or reused without permission. Content is provided for general information and may change without notice.

Limitation of liability

To the extent permitted by law, our total liability for any claim relating to a job is limited to the amount paid for that job. We are not liable for indirect or consequential losses. Nothing in these terms limits any rights you have under California law that cannot be waived.

Disputes and governing law

These terms are governed by the laws of the State of California. If something goes wrong, call us first — most issues are settled with one visit. Any dispute that cannot be resolved informally will be handled in the courts of San Diego County, California.
